Terms & Conditions for Booking

Please read the terms carefully. All disputes subject to Ranchi jurisdiction.
  1. Booking application: The Applicant(s) has made this application requesting booking of a plot in the Project as mentioned above.
  2. Payment and parties: Booking Amount is payable as per Confident approved and mutually agreed terms. Price payable to Daraad Engicon Private Limited.
  3. Allotment rights: Daraad Engicon Private Limited reserves the right to allot or reject the unit requested and to cancel allotment and forfeit monies if amounts are not paid as per this application.
  4. Processing: Application will be processed only after realization of the booking amount. Stamp duty for sale agreement shall be borne by the applicant.
  5. Bank charges: Applicable bank charges will be levied for outstation cheques. Booking will be cancelled if payment is returned unpaid.
  6. Inspection affirmation: By signing, applicant(s) affirm they visited and inspected the project location and understood the development scheme and neighbourhood.
  7. Registration after 100% payment: After receiving 100% payment, registration of sale deed will be done in mutually agreed tenure (i.e., within 0–12 months). Tenure upto _______ month; till date: ____________.
  8. Failure to execute sale agreement: If applicant(s) do not execute Sale Agreement within the period in point 7, Daraad Engicon Pvt. Ltd. may cancel the unit, resulting in automatic cancellation of allotment and forfeiture of 50% of booking amount as cancellation charges along with interest for delayed payment. Applicant(s) liable for all taxes, duties and statutory levies which are non-refundable by the Company.
  9. Restriction on transfer: No transfer or assignment of the unit/plot will be allowed for 6 months from date of application.
  10. Transfer approval: No transfer or reassignment permitted without prior approval of Daraad Engicon Private Limited. Requests for shifting units are at the sole discretion of the Company.
  11. Cancellation rights: In case of failure to pay or execute agreement within stipulated period, the Company reserves the right to cancel booking and forfeit advance. Plot may be re-allotted at Company’s discretion.
  12. Charges & registration: All government levies, registration and legal charges shall be borne by the applicant / purchaser.
  13. Refund policy: Booking amount is refundable only within 10 days of booking. After 10 days, it is non-refundable in any circumstances.
  14. Document requirements: Applicant shall provide self-attested proof of address, Aadhaar card, PAN card and passport size photo with this form.
  15. Partial cancellation & refund adjustment:
    • (a) Seller will deduct 5% of the total sale value of the cancelled portion as cancellation charges.
    • (b) Balance refundable will be returned only after cancelled portion is re-allotted/sold and amount realized by Seller.
    • (c) Refundable amount, if any, will carry interest at 12% p.a. from date of written cancellation request until refund date, subject to realization.
    • (d) Charges for land development, demarcation, or plot-level improvements are non-refundable.
    • (e) Purchaser shall not claim possession, right or lien on cancelled portion once partial cancellation is approved and recorded.
  16. Cancellation at registry stage: At registry stage, on receipt of total amount for registry, a cancellation charge of Rs.15,000/- will be levied. Money paid toward modifications, land development, registry work will not be refunded. Any remaining balance will be made only after the cancelled property is purchased by another person and funds realized.
  17. First come, first serve: Booking and registry will be done on a first-come-first-serve basis.
  18. Communication: Communications from Daraad Engicon Pvt. Ltd. shall be deemed received if sent to the provided address/email: info@solicevista.in.
  19. Statutory charges: Applicant(s) shall bear Stamp Duty, Registration Charges, VAT, Service Tax & SBC etc. related to sale.
  20. Written commitments: Only written and signed commitments by authorized personnel of Daraad Engicon Private Limited shall be accepted.
  21. Application completion: All fields in application form must be filled. Incomplete form will be rejected.
  22. Non-transferable: This application form is not transferable.
  23. Declaration: Applicant(s) declare they have read and understood these Terms & Conditions.
  24. Jurisdiction: All disputes arising under the application form subject to exclusive jurisdiction of courts in Ranchi, Jharkhand.
